House Sizes and Types
Although we encourage diverse and creative designs, we have implemented certain guidelines to keep the development consistent with quality.
No dwellings shall be constructed on any of the lots on the said land which has an above-grade floor area.
- 1600 sq. ft. bungalow or walkout
- 1600 sq. ft. bi-level or walkout
- 1800 sq. ft. two storey
- 1800 sq. ft. bungalow or walkout
- 1800 sq. ft. bi-level or walkout
- 2000 sq. ft. two story
All homes require 10% stone or brick for the front elevation.
All roof pitch to be minimum 6/12 pitch.
House Colour and Exterior
To be approved by the developers of Spruce Creek Estates.
Garages and Driveways
All houses to have a minimum of 2 car garage with driveway.
All plans to be approved by the developers, Spruce Creek Estates.
Owners are required to submit a complete set of house plans, including floor plans, exterior elevations, complete with finish notes, and a side plan, as well as a House Plan Approval Form regarding the colours, model types and minimum footages. Applications are encouraged to be submitted in advance of the desired construction date.
